BY VIRTUE OF AND IN OBEDIENCE to a WRIT OF SEIZURE AND SALE issued by the Fortieth Judicial District Court, in and for the Parish of St. John the Baptist, State of Louisiana, in the above entitled and numbered cause, bearing date of 9/30/2024, I will proceed to sell to the last and highest bidder at Public Auction WITH appraisement in the Administrative Parish Building (Council Chambers), 1811 West Airline Highway, LaPlace, Louisiana on Wednesday, March 25, 2026 at 10:00 A.M. the following described property, to-wit:

ONE CERTAIN TRACT OF LAND, together with all the buildings and improvements thereon, and all of the rights, ways, privileges, servitudes, appurtenances and advantages thereunto belonging or in anywise appertaining, situated in the Parish of St. John the Baptist, Louisiana, measuring one-fourth (1/4) of an arpent, more or less, front on the Jefferson Highway, also known as West 5th Street, by a depth extending to the L & A Railroad a distance of 2,085 feet, more or less, and is a portion of Lot No. 17 on a plan deposited in the Sheriff’s Office for reference; said property herein conveyed is bounded South by the Jefferson Highway, North by the L&A Railroad, above or West by the Lot No. 18 belonging to the Estate of Charles Alexander and below, or East, by Lot No. 16 belonging to the Estate of Elphage Gendron, less and except the portion, if any, contained within the L & A Railroad right of way, as shown on survey of KLS Group, Inc., dated October 29, 2019, copy annexed hereto, and according to which said tract of land has the following location and dimensions:

Commence at the apparent north right of way of West Fifth Street and the upper line of New Era Plantation being the lower line of Milesville, thence proceed in a southwesterly direction a bearing of S58°04’25” W for a distance of 1166.95 feet to a point and comer;

THE POINT OF BEGINNING:

Thence proceed in a southwesterly direction along the apparent north right of way of West Fifth Street a bearing of S56°46’52”W a distance of 48.52 feet to a point and corner;

Thence proceed in a northwesterly direction along the east line of Lot 18 being the west line of Lot 17 a bearing of N24°49’06”W a distance of 1,984.82 feet to the south right of way of the L & A railroad to a point and corner;

Thence proceed in a southeasterly direction along the south right of way of the L & A Railroad a bearing of S89°55’03”E a distance of 52.92 feet to a point and corner;

Thence proceed in a southeasterly direction along the west line of Lot 16 being the east line of Lot 17 a bearing of S24°49’06”E a distance of 1,955.45 feet to the arpent north right of way of West Fifth Street to a point and corner;

The improvements thereon bear Municipal No. 778 West S” Street, Laplace, LA 70068.

Being the same property acquired by Thelma McKinnon Shelton wife of and Hugh Shelton from Pearl Gendron wife of and Alvin Roussel; Lilia Gendron (widow of Freddie Lombard); and Herman Gendron via Act of Sale before Roland J. St. Martin, N.P., dated November 22, 1975, registered November 25, 1975 as COB 97, Folio 37, St. John the Baptist Parish, Louisiana, less and except the portion, if any, contained within the L & A Railroad right of way.

The improvements thereon bear the Municipal No. 778 W. 5th Street, LaPlace, Louisiana 70068 ( the “West 5th Street Property”).

TERMS: Certified funds or letter of credit, subject to any security interest, mortgage, lien, or privilege thereon superior to that of the seizing creditor.
